Manage accounting, cash, ancillary income, and banking activities, such as reviewing, coding and entering or uploading vendor invoices; obtaining completed W-9's and required insurance from all vendors, preparing monthly cash management and monthly reforecast reports, handling and posting deposits, making rent collection calls to tenants, mailing invoices, creating tenant bill-backs and preparing invoices, researching and correcting bank reconciliations, and requesting reserve disbursements. Track tenant sales, certificates of insurance and preventative maintenance agreements. Prepare property reports as needed, including weekly occupancy reports, monthly and quarterly management reports and annual BOMA Experience Exchange Report (if applicable). Provide expenses and reconciliation data for annual budget, calculate and bill annual operating expense reconciliations.Building OperationsCommunicate with contractors on warranty items and outside building repairs. Provide tenant electric usage and utility bills to chief engineer monthly for ENERGY STAR reporting (if applicable). Schedule outside services and contractors for both tenant and building needs (if applicable).Tenant RelationsAct on tenant requests and complaints and assure follow-up and completion.
