EdgeCore has four markets with power and shovel ready campuses, operational data center buildings, and the ability to expand investment into new markets.Opportunity OverviewThe Director, Site Operations owns the overall operations for one, or more, of our data center campuses and will directly manage a team of 3rd party Critical Facilities Engineers (CFEs) and/or manager-level positions. This position will report directly to the Vice President of Operations. You will interface with Engineering & Construction and other teams to manage the overall campuses. This position will manage the workflow/work order management, training plans, event management, customer communications, hiring and performance management of the overall team. Our 3rd party CFEs are respected, well-trained, customer-focused. While you do not have to be a trained engineer to manage this team, you must possess an excellent overall understanding of typical electrical and mechanical building systems to direct the work that needs to occur when maintaining the overall environment. Essential Job FunctionsManage the operations and engineering functions at the property with the objectives of safely and effectively operating machinery and building systemsManage a team of CFEs and/or Managers across all shifts in a 7x24 operationEnsure availability and capacity targets are achieved and maintained for data centers and technical infrastructure for your assigned facility or facilitiesEncourage and foster a team-oriented environment through timely feedbackHold employees accountable on preventive/corrective maintenance of facilities equipmentDrive for high levels of customer satisfaction, ensuring any concerns with their services are resolved quickly and efficientlyDevelop a deep understanding of the engineering and operational aspects of the building systems, recognize system performance deficiencies immediately, and respond to operational and emergency situations in-line with our service level agreementsEnsure proactive, adequate training of all facility engineers and other personnel on electrical/mechanical equipment, system maintenance, repairs and operation with a deep focus on safetyDutiesDirect and maintain the site-specific preventive maintenance and work order programPrepare and present estimates of cost of parts, equipment and supplies of installation and repairsSchedule, coordinate and oversee all maintenance vendors during maintenance and break/fix eventsEnsure personnel safety while protecting the facility's critical equipmentWork with peers and subordinates to develop required MOPs/SOPsEnsure all maintenance activities are performed in accordance with approved MOPs and the EdgeCore's Mission Critical Facility work rulesPerform periodic technical and quality reviews of all MOPs/SOPs to ensure that the most up-to-date techniques and safety guidelines are utilized, as well as compliant with city, state and EPA regulationsEvaluate performance of systems, propose and drive cost-effective improvements to continually improve service and operating efficiencyEnsure the collection and generation of vendor field service reports describing all activities (preventive maintenance, repairs, etc.) performed at the facilityWork with your peers and the Vice President, Site Operations to determine appropriate team performance goals and manage those to successful completionEvaluate and manage performance reviews for all employees in your organization, seek out input from others and provide feedback and coaching to manage individuals and teams to perform to high standardsProtect and improve the value of our assets and ensure that building machinery and systems meet or exceed their expected lifespanPrepare operational and capital portions of the Site Operations budgetEnsure that major projects performed at the facilities are properly planned, executed, and closed out in accordance with best current practices in our industryManage contracted service work at the property, including understanding and developing the scope of service, bidding, awarding, and administering any contractsEnsure a world-class customer service reputation for current & future EdgeCore customersQualificationsBachelor's degree in engineering, business or related field, or equivalent work experience required10+ years of experience in facility/plant engineering and maintenance supervision, strongly preferred10+ years of direct managerial experience and interpersonal skills, strongly preferredProven record of excellent internal and external customer serviceAbility to communicate well in both oral and written reportsProficiency in Microsoft Office, Outlook, Word, Excel and building automation systemsDemonstrated success leading technical data centers teams through process, reporting, documentationProven relationship management skills and ability to communicate and influence stakeholdersAbility to travel approximately 5-10% of the timeWhat we offerThis is a full-time salaried position, including equity compensation and a performance-based annual bonusBase salary range is $220,000-280,000, depending on experience• Medical, dental & vision insurance coverage currently with AetnaHealth & Dependent Care Flexible Spending Accounts (FSAs), Health Savings Account (HSA)160 hours of paid time off annually, plus 11 paid holidays401(k) retirement savings plan with a company contributionCompany-paid life and disability insuranceCompany sponsored employee assistance and discount programs
