Responsibilities What you'll be challenged to do: The Right of Way Agent role involves implementing advanced right of way (R/W) acquisition and/or relocation programs to assist individuals and businesses affected by public and private projects. Essential Functions Include but are Not Limited to: Negotiate the acquisition of rights of way for projects by fee purchases, dedication, or stipulation with property owners, mortgage holders, corporations, executors, lease-hold tenants, or their attorneys. Provide clear explanations regarding property needs and potential impacts as indicated in legal descriptions, mapping, and appraisals; report to project manager regarding status of offers, make recommendations, and seek further guidance. Obtain project manager and/or client approval on counteroffers, negotiations, and administrative settlements when necessary. Investigate and negotiate with property owners, utility clients, or their agents in matters relating to purchase, lease, or disposal of real property. Analyze and interpret detailed appraisals for use in negotiated acquisitions, sales, leases, or condemnation suits; prepare cost estimates based on completed market research. Review project plans or engineering drawings and coordinate with project manager to obtain or prepare land exhibits. Research, prepare, and coordinate the preparation of deeds, reconveyances, agreements, maps, and other documents involving property rights; maintain complete and accurate case file documentation and journal entries. Perform title research and curative work, investigating records, documents, and reports to ascertain history and status of title to property; undertake actions or activities necessary to cure defects in title discovered during investigations. Verify the accuracy of property legal descriptions and provide licensed professional consulting services required to perform land surveying for property rights acquisition, including preparing legal descriptions and exhibits and physically locating facilities and property lines. Prepare and organize forms and legal documents required to support a project in a database, with all drafts reviewed and approved by the company prior to use. Perform tasks as necessary and at the direction of the company to secure rights of way, such as due diligence, rights changes, voluntary transfer negotiations, permitting, condemnation support, and encroachment clearance/documentation. Provide professional appraisal services, including obtaining title reports, contacting property owners, inspecting properties, gathering and verifying valuation data, developing opinions of value, and providing expert testimony for litigation and/or eminent domain proceedings.   Qualifications What you bring to our firm:   Bachelor's degree in business or other relevant program, or equivalent experience. 1-3 years of experience with right-of-way acquisition, utilities, and/or relocation. Understanding of R/W engineering, USPAP, and familiarity with the Uniform Relocation Act and eminent domain proceedings. Current and valid Real Estate license. Valid Driver’s License and proof of auto insurance required. Advanced proficiency in MS Office (Word, Excel, Outlook). Highly organized with the ability to manage multiple project components simultaneously. Excellent communication and persuasive negotiation skills. Self-motivated and maintains a positive, teamwork-oriented attitude.
