Position Location - Chicago and SurroundingKorn Ferry has partnered with our client on their search for the role, Entitlement and Development Manager.Our client is seeking a qualified Entitlement and Development Manager for the Chicago and surrounding market. This position takes responsibility for estimating and managing development activities for land and building developments; this includes entitlement and design/construction of speculative industrial/warehouse facilities for ground-up projects in the Chicagoland market.The position requires a high degree of energy, enthusiasm, outgoing personality, technical competence and professionalism.The position is preferred to reside in the Chicago office and interact daily with development, deployment and leasing teams. The position reports to the VP - Development Officer.Core Responsibilities:Develop budgets, schedules, and define risks and track costs, both hard and soft costs for land, infrastructure, and building construction for speculative building developments.Develop, tender and manage a variety of sizes of projects ranging from $100,000 to $25,000,000+ in development cost.Lead a team of consultants and contractors to obtain the regional capital deployment goals and objectives.Coordinate and monitor every facet of the development process in projects that are assigned, including:Partner with the Investment Officer in evaluating land and building acquisitions and dispositionsHire and manage design professionals and consultantsSchedule, budget and plan developmentLead project municipal approvals process from acquisition through project permittingProvide conceptual and pre-construction estimating for all aspects of developmentManage procurement of project permits and approvalsRegulate on-site inspections of progress, safety & qualityLead role in project closeoutEffectively communicate prudent information regarding project status to Market Officers and SupervisorRespond to build-to-suit or leasing RFP's by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules.
