Position Overview:The Property Management HVAC Specialist is responsible for ensuring the optimal functionality of all store and support center HVAC systems. This position works closely with teams in the field, as well as landlords and their property managers, to achieve a comfortable work and shopping experience.Primary Responsibilities:• Assign HVAC vendors to new stores for preventative maintenance and repair services• Request surveys from vendors to identify equipment needs for new stores• Review performance of current HVAC vendors to identify potential portfolio changes• Assign HVAC contractors to address work orders opened by store and support center staff• Communicate with the field to clarify any ambiguity in work order descriptions• Control the Energy Management System (EMS) for stores with this capability, making adjustments as required• Work with EMS vendor(s) on diagnosing equipment issues• Review quotes offered by vendors and decide whether to approve or reject, using lease language as a guide• Communicate concerns to landlords as needed to determine a path for prompt resolution• Organize and code repair invoices to determine HVAC deductible status• Create and email reimbursement requests to landlords as needed• Identify what equipment should be submitted to the yearly Capital Expenditure budget request list• Develop strong partnerships with team members, field management, and other departments.• Assist with other Property Management projects as needed.• Complete any additional responsibilities and/or duties as assigned.Qualifications: • High School diploma is required.
