Position Summary:The primary function of the Maintenance Supervisor is to oversee the maintenance and repairs all building systems,equipment, facilities, and grounds to provide a safe and operationally sound building. This position supervises theMaintenance Technicians and Sanitation personnel (where applicable) in terms of work assignments and performance management. The Maintenance/Facilities Supervisor works with local service providers, inspectors and property assetmanagers in caring for the overall functional performance of the building and equipment.Essential Functions of Job:• Oversee the day to day operations of the maintenance department • Direct the assessment, repair and documentation for equipment and facility preventative maintenance, cleaningand repair activities.• Supervise the completion of Preventive and Predictive Maintenance activities for motorized material handlingequipment, conveyor belts and building HVAC systems.• Anticipate potential facility and equipment problems and develop a plan of action to prevent the problem fromaffecting the Distribution Center's operation, in partnership with the Facilities Manager.• Ensure that parts stock for maintenance department is maintained to promote efficiencies of service.• Maintain company and required federal OSHA and state-mandated standards pertaining to safety formaintenance/mechanical activities, sanitation and housekeeping.• Conduct OSHA and state-mandated training pertaining to maintenance and facility management requirements.• Provide training and guidance to Maintenance Team to assist in their ongoing skills enhancement and careerdevelopment.• Ensure that Maintenance Technicians and Sanitation associates meet performance standards and comply withsafety policies and regulations.• Work with vendors to and contractors to ensure work is performed according to agreed terms.• Perform other duties as assignedKnowledge, Skills and Abilities:• Project management skills. • Ability to perform general troubleshooting and maintenance on motorized material handling equipment,conveyors, hydraulic, and/or pneumatic equipment.• Knowledgeable in standard maintenance practices (i.e. lubrication, adjustments, set-up, calibration, etc.)• Ability to read schematics and mechanical drawings.• Knowledge of spare parts inventory practices.• Possess strong verbal and written communication/documentation skills.• Ability to work flexible hours• Ability to effectively give and receive feedback in a professional and respectful manner that sets an example toothers• Excellent organizational skills and attention to detail• Excellent time management skills with a proven ability to meet deadlines• Strong analytical, problem-solving, and decision-making skills• Ability to prioritize tasks and to delegate them when appropriate• Ability to act with integrity, professionalism, and confidentiality• Proficiency with Microsoft Office Suite or related softwareSupervisory ResponsibilitiesDirect supervision of Maintenance Technicians and Sanitation associates for daily work assignments, work schedules,performance management and training.Working Conditions:• Moderate but varying temperature and humidity in office and warehouse environments • Work is performed inside and outside the property with exposure to inclement weather.• Regularly exposed to cold, heat dust, pollen, odors, oil, fumes and noise.Physical Requirements:• Must be able to lift up to 50 lbs. • Must be able to physically perform repairs as needed.• Must be comfortable working at heights of up to 40 feet when operating scissor lift and other warehouse liftequipment.• Must have manual dexterity to use power tools and other mechanical equipment safely and competently.• Must be able to access and navigate the organization's facilities, grounds, and equipmentMinimum Qualifications:• Associates of Arts (A.A.) degree preferred or 3 or more years of experience in facilities and maintenancesupervision, preferably in a Distribution Center or warehousing environment.• Automated Process Control or Material Handling Equipment maintenance experience.• Understanding of and experience with HVAC systems.• Previous experience using, training, and enforcing Lock-out/Tag-out process, fall protection, and other requiredOSHA and state required safety regulations.• Welding and/or fabrication experience.• Extensive mechanical and electrical knowledge and troubleshooting skills. CFM certification or pursuing CFMcertification a plus.• Formal electrical/electronic, technician or mechanical millwright training. are a plus.• Experience establishing and maintaining relationships with individuals at all levels of the organization, in thebusiness community and with vendorsNothing in this job description restricts management's right to assign or reassign duties and responsibilities tothis job at any time.
