Examples of typical activities include but are not limited to: trouble-shoot equipment and systems to determine causes of problems; repair or replace electrical fixtures and/or associated wiring; replace burned-out or broken light bulbs and tubes (interior and exterior); repair worn or damaged walls, floors, doors (including hardware) and windows (including blinds); repair damaged or malfunctioning washroom fixtures and associated piping; service and repair HVAC, refrigeration and fire protection systems; and seal leaks. Report the need for more extensive work by others, including outside contractors, to immediate supervisor.5. Service, run, and repair the following mechanical heating and cooling systems and components: low pressure steam boilers, controls, traps, and piping. Service, run, and repair chillers, split systems, RTU's, compressors (hermetic, semi-hermetic, scroll, rotary, and screw) and their controls. Maintain, service, adjust, and repair the following: refrigeration-(medium and low-temp walk-in boxes and reach-in coolers), pneumatic & DDC systems, exhaust fans, ERU's, all pumps (inline, basemount, and sump), hydronic systems (heating & cooling), domestic water heaters, tanks and pumps, all air handlers (small to large).6. Act in a lead capacity to various maintenance staff, supervising and training on a specific task or project on a daily basis.7. May be assigned to act in place of immediate supervisor during his/her absence, including the assumption of responsibility for that person's duties and tasks.8. Maintain building access/egress areas - i.e., sidewalks, stairways - in a serviceable condition by removing debris and snow and ice.9. Carry out projects, which involve installations, renovations, remodeling, etc., as directed by supervisor, either individually or as part of a group.10. Coordinate all activities with building users and contractors (i.e., food service, cleaning services) so as to maximize efficiency and minimize disruption to building activities.11. Perform seasonal start up and shut down process on HVAC equipment (boilers and chillers).12. May be assigned to temporarily work at other locations to substitute for personnel not available or to supplement personnel during times of unusually heavy workload or shortage of personnel.13.
