We are known for building multifamily and commercial projects that exceed expectations through our partnerships with our clients and the community.Responsibilities:Work with clients through the preconstruction process to develop projects to meet client needs.Manage level one and level two project managers.Manage project operations, (including preparation and review of contract documents, RFQs and RFPs, bidding process and bid packages, change orders, and cost reports) for large projects.Work directly with the Superintendent on large projects on scheduling, coordinating and managing employees, subcontractors, vendors and overseeing the implementation of our field safety program.Develop and maintain long lasting relationships with clients, the design community, and organizations to enhance future business development opportunitiesNegotiate contracts with subcontractorsManage and prioritize the project budget and obtain the best possible pricing; weighing and eliminating risk in the buyout processAnalyze project buyout, savings, and contingencies.Effectively communicate risk and projections to executive managementPrepare and manage monthly owner billings and actively pursues owner for prompt payment of progress billingIdentify high risk provisions in the prime contract and implement strategies to mitigate risk. Manage on-site supervision so that the project is constructed in accordance with design, budget and schedule Implement and oversee QA/QC program and the timely completion of punch list and project close out including: inspection sign offs/ Warranties / TCOs / Final OccupancyRequirements:Ten to fifteen years of construction, including five plus (5+) years in field management as a Project Manager or Superintendent for a commercial contractorExcellent organization skills and strong interpersonal skillsAbility to work with a varied and diverse teamProfessional demeanor to promote and represent our company and core valuesWorking knowledge of Microsoft office, MS Project, and ProcoreHigher education is a plus, particularly in construction management.Experience as a general contractor a plus.Experience with multi-family construction and renovation of existing commercial buildings preferred.Experience with design desired.
