Position TitleProject ManagerGeneral DescriptionThe Project Manager is responsible for overall management of construction project resulting in successful project completion.Key Responsibilities and DutiesThorough knowledge and understanding of project budgeting and costingNegotiate cost-effective subcontract and material purchases Set up and implement job procedures and techniques to assure timely buyout, shop drawing approval and material deliveryClearly understand construction risk (sub credit, insurance, bidding, purchasing, LD's, general conditions, etc.)Keep project on schedule and ability to create and update a schedule in scheduling softwareDevelop and maintain good relationship with Owner, Architect, and SubcontractorsWork with Superintendent to develop safety plans and to implement safety proceduresMaintain timely and accurate reporting to managementAbility to accurately update/forecast general conditions cost, budgets, contingency, and make cost projections accurate and with consistencyReview contract conditions; ensure compliance with all contract termsSupervise documentation of all significant project events, e.g., accidents, delays, Change OrdersParticipate in preconstruction services and activitiesAbility to accurately and thoroughly scope subcontractor bidsMaintain quality control (integrity and excellence of completed project)Thorough knowledge and understanding of owner draw process (including schedule of values and cost supported vs. percentage complete draws.)Avoid or mitigate claims and conflictComplete all job close-out proceduresMinimum Skills or Experience Requirements Engineering, Construction Management or Architectural degree or equivalent experienceField construction management experience (5-8 years, including supervisory skills)Leadership abilityProblem-solving ability and strong sense of urgencyOrganizational and communication skillsDrafting and computer skillsFundamental knowledge of contract law and project accountingThorough understanding of all project management control systems (scheduling, cost control, procurement, and estimating)OSHA 30 Training Certification, or achievement of within six months of hire, maintenance of active certification statusCompany Benefits • Medical, Dental, and Vision Insurance• Basic Life and AD&D Insurance• Short Term Disability• Voluntary Term Life• Long Term Disability• Vacation and Holiday Pay• 401(k) Plan• Additional Benefits including FSA, HSA, wellness incentives, etc.We promote a drug-free workplace.
